Weekly Property Inspection
As part of our management service we will visit your property on a weekly basis, to check the following:
- The property exterior including Alarm Systems and all entry points
- Gas and mains electricity points
- The water supply- confirming with flushing of toilets and running of taps
- Inspection for damp and mould to the interior, check for vermin and infestation
- Watering of house and balcony plants
On completion of the property inspection our maintenance team will ensure the property is secure and additional inspections will always follow any severe weather conditions, which may affect the condition of your property.
A winter house proofing programme will ensure water lines are secure and radiators are set to a safe minimum temperature for the colder season.
We provide excellent piece of mind for homeowners with a monthly written report, providing informative updates s on all outcomes of checks and any additional services provided. Written notification will also be given on any required maintenance as well as estimates, with all maintenance work priced at highly competitive rates. Notification will always be given before any required work and maintenance commences.
Holiday Lettings Management
- The cleaning, airing and supply of fresh laundry and bath towels prior to guest arrival.
- A ‘Meet and Greet’ service with our informative and helpful staff, which includes provision of keys and a guide around the property to familiarize your guests with how the property works
- Tourist information including booking excursions, activities and transport for your guests
- A property inspection on guest departure to check for breaks and damages. Deposits will be retained following any such incidents and homeowners will be duly notified.
24 Hour Helpline Service
Operating 24 hours a day, 7 days a week we offer a well-trained and ready to assist hotline perfect for guests who require immediate assistance. Common problems can easily be solved by telephone including operation of appliances, power loss, lost keys, minor health issues and assistance with local authorities.
If an immediate remedy cannot be provided with our telephone hotline our dedicated maintenance team and tradesmen on hand to respond in person to verify and rectify any faults or damage.
Monitoring of Utilities and Property Taxes
Our Property Management team will monitor and organize homeowner payment of property utilities including gas, electricity, water, Sky TV and also of annual Property tax.
Actual meter readings will be notified to homeowners on a periodic basis and will be provided for the relevant utility companies and the local commune. Periodical reports summarizing all property bills and taxes will also be submitted to owners.
Through our well-established Italian Accountant we can assist in preparing declarations of Income tax and payment of Property taxes.
Local Visitor Information and House User Guide
A short and informative Visitor guide will be left in each property and updated every 6 months. The guide includes all relevant visitor information including an up-to-date list of transport links, local restaurants, bars, supermarkets and health information with contacts and addresses for emergency services, doctors and local pharmacies.
A very useful user guide personalized for each Holiday Property including a map and step-by-step colour photos will show guests how to use the property appliances, as well as what to do in case of a Power cut, domestic information ie: where to place household rubbish.
We will represent our homeowners in all Property management related condominium meetings and will voice your opinions when democratic decisions are made in your absence. The following minutes and outcomes of condominium meetings will be provided in a written English report for homeowner’s own reference.
